How it works

All the steps, in detail

A thorough assessment report to help you choose the right tenant and, if you wish, protect the rent. Here you can see what we ask for, who checks it and how the score is worked out.

How a previous-landlord reference is made trustworthy

A reference is worth as much as the person who gives it, and anyone can claim to be a former landlord. So no reference is added before our team has checked who gave it, against the tenancy agreement.

  1. 1Tenant

The tenant uploads the tenancy agreement

For each past tenancy: the Greek tax authority's (AADE) rental declaration or, abroad, the contract. Each tenancy gets a unique link, which the tenant sends to the landlord. A company first signs the consent form, and we send the link ourselves.

  2. 2Previous landlord

The landlord says who they are

Full name, AFM (tenancy in Greece), a photo of an ID, passport or driving licence (a company: the signed form is enough) and an email for clarifications. Then they rate the tenancy.

  3. 3RentAssured team

We check it before it counts

Our assessors compare the name, identity document and AFM with the tenancy agreement and approve or reject the reference. Only an approved reference counts towards the score and appears in the report. The document photo is deleted as soon as the check is done.

What the previous landlord is asked

How the risk score is calculated

The report carries a number out of 100 and a risk rating. The number comes from four parameters with points, which together give up to 90 and are scaled to 100. Identification gives no points: it is a check, and the report states whether it was completed.

Score = points from the four parameters ÷ 90 × 100

  • Income against rent

    75 points

Gross annual income as a multiple of the monthly rent. If the rent is split between several tenants, each share is measured against that tenant's income and the average is taken. The scale.

  • Income stability

    5 points

The kind of income, from a pension or a permanent post to unemployment, as verified by the documents. The scale.

  • Payment record

    5 points

The previous landlord's rating, from 1 to 5, of whether the rent was paid on time. With no previous-landlord reference, 0 points. What is asked.

  • Property care & bills

    5 points

The average of two ratings from the previous landlord: the condition the property was left in and whether the bills were paid. With no reference, 0 points. What is asked.

  • Credit score

    Coming soon

The state credit score will join as a fifth parameter (10 points) once it exists; the total will then be 100 with no scaling.

The income-against-rent scale

Income of 30 times the monthly rent or more earns all 75 points. Below that the points fall in a straight line — no cliff edge, no hidden weighting.

Annual income as a multiple of the rentWithin the recommended limitOutside the recommended limit

The report says “within the recommended limit” from 30 times up. Its maximum proposed rent is the annual income divided by 30.

The income stability scale

The level comes from what the tenant declares about their work and is confirmed by the documents. The assessor can correct it — e.g. for a civil servant, whom the form cannot tell apart from other employees.

  • Very high

    Pensioner, public servant, armed forces

    5 / 5
  • High

Private-sector employee with 3+ years in the post, or on a permanent contract

    4 / 5
  • Medium

Employee with under 3 years, or on a fixed-term contract

    3 / 5
  • Low

    Self-employed, internship, short-term work

    2 / 5
  • Very low

Passive income only: dividends, investments, rents

    1 / 5
  • None

    Student, unemployed, unemployment benefit

    0 / 5

What the previous landlord is asked

Four criteria, one to five stars each, and a free-text comment. Beside each one is the parameter it feeds.

  • Paid the rent on time1–5 ★

    Payment record

  • Looked after the property1–5 ★

Property care & bills (average of the two)

  • Communication and co-operation1–5 ★

Recorded in the report, not scored

  • Paid the bills and service charges on time1–5 ★

Property care & bills (average of the two)

On the cover, an average of 4 or more reads as a positive reference, 3 or more as mixed, and below 3 as negative. With no previous landlord, both parameters score 0 and the report says so.

From a score to a verdict

Below 80, a guarantor can be added: the income-against-rent ratio and the income stability are recalculated with their details, and the report shows the score with and without the guarantor. A guarantor is not a separate scoring category.

  • Low risk

    80–100

Without a guarantor. Rent within the recommended limit: the landlord can seek rent insurance.

  • Medium risk

    Below 80

Without a guarantor. A guarantor can be added and income against rent worked out again.

  • High risk

    Below 80

Even with a guarantor. The rent is outside the recommended limit: it cannot be insured.

  • Under assessment

    No score yet

No income has been declared yet.
